Center City Corridor

Over the course of nearly two decades, the City of Anaheim has completed many successful efforts to revitalize its historic downtown and the adjacent areas, referred to as “CtrCity (Center City) Anaheim.”  Because of these efforts, Center City is emerging as one of Orange County’s premier creative urban environments. More and more residents and visitors are making Center City a destination for dining, entertainment, shopping, and services. Others, because of the proximity of these amenities and City efforts to promote new infill housing while maintaining the historic fabric of the area, are making Center City their home.

Development and preservation of Center City and its connecting corridors has been guided by the South Anaheim Boulevard Corridor (SABC), Downtown Mixed Use (DMU) and Mixed Use (MU) Overlay Zones; the Colony Design Guidelines; the City’s Mills Act program for the preservation of historic structures; the Downtown Guide for Development; and Center City branding and wayfinding efforts. However, some of these plans are now outdated or inconsistent with current or future goals for the area.  In order to address future development of this area in a comprehensive manner, will begin efforts to prepare a Specific Plan, currently referred to as the Center City Corridors Plan (CCCP).  Specific Plans have been an effective planning tool to guide development in focused planning areas throughout the City, including, The Anaheim Resort, Anaheim Canyon and Anaheim Hills.  A Specific Plan is also currently being prepared for the Beach Boulevard corridor.

Southern California Association of Governments (SCAG) awarded the City of Anaheim with a Sustainability Planning Grant to be used towards preparation of the CCCP.  The awarded funding will be used to complete the first step in the typical Specific Plan process, the preparation of an Existing Conditions and Opportunities Analysis. This study will include public outreach to the neighborhoods surrounding the Center City corridors; document existing physical, environmental, economic and regulatory conditions; and, provide recommendations for opportunities for improvement. The City will use the study to identify specific strategies and steps to realize thoughtful and sustainable growth in the near future.
